Public Land Manager Consent Request

If you are applying on behalf of a Committee of Management, or the building is leased from Council, please speak with the relevant Council team before applying. In some cases, you may only need to notify Council rather than complete a Land Manager consent application.

The type of approval depends on what you are planning to do.

Minor Work:

Some minor works may only need written approval from the relevant Council department. Examples include:

  • Installing an extra power point

  • NBN upgrades

  • Glass replacement for broken window

Larger Projects work:

Larger works may need Land Manager consent, Crown landowner consent, consent under the Marine and Coastal Act 2018, and/or a planning permit.

Examples include:

  • Renovations

  • New structures

  • Equipment installation e.g.: reverse cycle heaters, ducted heating/cooling

  • Changes to private jetties

Crown Land:

If your project is on Crown land, where Council is the Committee of Management, including private jetties:

Road Reserves:

If your project is in a Council-managed road reserve and changes the existing conditions:

  • You may need a Works Within Road Reserve permit.

  • Apply for a Works Within Road Reserve permit here: Form: Works Within Road Reserve

  • Examples include:

  • Installing a driveway

  • Changing an existing driveway

Large, multiple projects and work to be completed within 12 months:

  • Contact Council to discuss the best way to submit application to include all projects ’s

Before You Start

Important information

  • There is no fee to apply for Land Manager consent.

  • Works cannot commence until you have written approval from Council.

  • Starting work without approval may result in extra costs, fines, rectification works or public liability issues.

  • If your project is funded by a Council grant, please discuss your plans with the relevant Council department before applying.

  • Please complete and submit the online form in one session, as it cannot be saved to finish later.

What happens after you apply

  • We will review the information you provide.

  • We will contact you if we need more details.

  • We will let you know the outcome within 28 days, not including any time needed for you to provide extra information.
